Looking along the tram track towards Piccadilly station

This view is looking north-east along the tram track toward Piccadilly Station - a view very familiar Euan as it is one he sees most days on his way back home from Euan Kellie Property Solutions HQ 👟

The top photo was kindly provided by Steve Welsh and is from 1995 (Euan’s first year at The University of Manchester - a landmark year !). Gateway House is on the left hand side of the photo but also, if you look closely, you can see the Little Chef to the left of the entrance to Piccadilly Station. This was back in the day when you could drive / get a taxi literally to the front door - a scene that was captured in the immense film, 24 Hour Party People.

The bottom photo is from April 2026 (delighted to get old and new tram!) and shows the major change that has taken place in this part of the city. In 2002 Argent LLP was selected ahead of a joint venture proposed by Amec Construction and Crosby Homes to work in partnership with Manchester City Council and GMPTE (now Transport for Greater Manchester) and lead the redevelopment.

The Framework for the area - known as Piccadilly Place - was adopted in May 2003 and the scheme was completed in 2009, delivering over 350,000 sqft of commercial space, 167 apartments, hotel, public realm and a footbridge linking to Piccadilly Station.
