Proposed redevelopment of Castle Irwell Student Village granted planning permission

Salford City Council has approved the University of Salford’s outline planning application to redevelop the former Castle Irwell Student Village.

The application sought approval for up to 500 homes, 25,000 sq ft of commercial space and included two hectares of land set aside for a new school.

Euan Kellie Property Solutions provided planning advice for the overhaul of the 36-acre site, located on the northern side of Cromwell Road, Charleston, with Day Architectural preparing the masterplan.

The development is due to provide a mix of family homes and apartments, while the site will also house a school and open space. The university said this summer that its intention is to appoint a development partner to take the scheme forward, although it will remain as landowner.

Euan Kellie, founder and co-director of EKPS, said: “Delivery of this ambitious scheme by the University of Salford will greatly broaden the housing offer in the city and contribute to a more balanced mix of housing, it being particularly important to offer new homes for families and ‘move on’ choices for a young city centre population seeking an alternative to suburban living.

“The provision of a new school and sports facilities is also key to attracting young families to what will be a new community for Salford.

“Local people and community stakeholders have supported the plans and we look forward to continue working with them, the university and the council to make these plans a reality.”

Euan Kellie said: “This site has a rich history and we are delighted that we are one step closer to seeing it back into use following the submission of the planning application. Much needed new homes will breathe new life into this prominent regeneration site.

“Local people and community stakeholders have been supportive of the proposals and we look forward to working with them as the plans progress through the planning process.”
